How to pay commercial rent, strata levies and property costs by credit card
Pay business rent, strata levies and other property costs through B2Bpay by Visa, Mastercard or American Express. The landlord, agent or strata manager receives a bank transfer or BPAY payment; you keep your card's points, earn B2B Points and get up to 55 days interest-free.
Can I pay business rent with a credit card in Australia?
Short answer: Yes. Pay your commercial rent through B2Bpay by Visa, Mastercard or American Express and your landlord or property manager receives a bank transfer or BPAY payment. They do not need to accept cards. You keep your card's points, earn B2B Points on Earn Plus or Earn Max, and keep up to 55 days interest-free.
Rent is one of the most popular payments on B2Bpay because it is large, regular and otherwise earns nothing. A $10,000 monthly rent paid by bank transfer earns no points and leaves your account on the first of the month. The same rent through B2Bpay on Earn Max earns 10,000 B2B Points a month plus card points, and the cash stays with you until your statement is due.
This has mattered more since 1 October 2026, when some payment platforms used by property managers and strata schemes stopped accepting cards altogether. B2Bpay does not depend on the biller accepting cards, so nothing changed for its customers. The existing pay rent with credit card page has more; start at the B2Bpay sign-up page.
How do I pay my landlord by card if they only accept bank transfer?
Add your landlord or managing agent as a biller in B2Bpay with the bank details or BPAY details on your lease or invoice, then pay by card. B2Bpay pays them by bank transfer or BPAY with the reference you enter, so the payment matches their records as if you had paid from your bank account.
If you currently pay by BPAY, search for the biller code shown on your rent notice and keep using your existing customer reference. If you pay by EFT, many property groups and agencies are already in B2Bpay's biller list; if yours is not, add them with their BSB and account number. B2Bpay verifies payee bank details before the first payment, so set this up before rent is next due.
Because the amount is usually the same each month, use scheduled payments so rent is paid on the right day without you remembering. B2Bpay's rent page also describes an AutoPay option for fixed recurring amounts; the team confirms the current options for your account.
Can I pay strata levies and body corporate fees by credit card?
Yes. Strata and body corporate levies for business premises can be paid through B2Bpay by card, with the strata manager receiving a bank transfer or BPAY payment using the details on your levy notice.
Strata is where the 1 October 2026 changes bit hardest. Some platforms that strata managers use for levy collection stopped taking cards, or now accept them only where the individual scheme has opted in. If your levy notice no longer offers a card option, B2Bpay restores it: enter the BPAY biller code and reference from the notice, pay by card, and the scheme receives a BPAY payment as usual.
Levies are quarterly and sizeable, which makes them a good fit for the interest-free cash flow benefit. See 55 days interest-free.
What other property costs can I pay by card?
Any property-related bill from an Australian business or body that is paid by bank transfer or BPAY, as long as it is a business expense and within standard card rules.
- Outgoings and variable charges billed by your landlord or agent
- Council rates and water on business premises (see rates, insurance and utilities)
- Building and contents insurance premiums, including through a broker
- Repairs, maintenance and fit-out invoices from contractors
- Property management fees
Land tax is a state revenue liability; where the notice carries BPAY or bank transfer details, it can be added as a biller like any other. The team confirms anything you are unsure about on 1300 205 575.
What you cannot do is pay yourself or a related entity, so rent paid to a company you control is outside the rules. See what you cannot pay.
Is it worth paying a fee to pay rent by credit card?
It depends on your card and how you value points and cash flow. The platform fee is a percentage of each payment, ex GST and generally a business expense; the return is your card's points, B2B Points if you choose Earn Plus or Earn Max, and up to 55 days before the cash leaves your account.
| Plan | Fee per month (ex GST) | Fee per year (ex GST) | B2B Points per year | Qantas or Velocity Points |
|---|---|---|---|---|
| Essential | $110 | $1,320 | 0 (card points only) | 0 from B2Bpay |
| Earn Plus | $210 | $2,520 | 60,000 | 60,000 |
| Earn Max | $250 | $3,000 | 120,000 | 120,000 |
Your card's own points come on top in every row. If the lease is your single greatest outgoing, the cash flow benefit alone is often the deciding factor. Confirm deductibility with your accountant and run your numbers in the points calculator.
Can I pay rent with Amex?
Yes. Many landlords and agents do not accept American Express, but through B2Bpay they do not need to: you pay B2Bpay with your Amex and they receive a bank transfer. You earn your full Membership Rewards points plus B2B Points on Earn Plus or Earn Max.
The platform fee for American Express is 2.10% ex GST on Essential, 3.40% on Earn Plus and 3.85% on Earn Max. Amex cards often earn more points per dollar than Visa or Mastercard, which can offset the higher fee; compare for your card. See paying with Amex where Amex is not accepted.
You can hold more than one card in your B2Bpay wallet and choose which pays each biller, so rent can go on the Amex while smaller bills use a Visa.
Setting up rent payments: a quick checklist
- Register for B2Bpay with your ABN and choose a plan.
- Add your card, or a bank account or PayTo if you prefer to earn B2B Points without credit.
- Add your landlord, agent or strata manager as a biller using the details on your lease, invoice or levy notice, with the right reference.
- Allow time for payee verification before the first payment.
- Schedule the payment to fall just after your card statement date, while still meeting the due date, to maximise interest-free days.
- Connect Xero, MYOB or QuickBooks so rent and fees are recorded automatically.
Business rent is a recurring, predictable payment, which makes it the easiest place to start if you are new to B2Bpay. Questions: 1300 205 575 or the get started form.
