B2Bpay for commercial real estate businesses

B2Bpay lets commercial real estate agencies, property managers and investors pay strata levies, council rates, land tax, insurance, maintenance contractors, marketing and the ATO by credit card, with the payee receiving a bank transfer or BPAY, so property outgoings earn points.

What commercial property bills can be paid through B2Bpay?

Short answer: Outgoings and overheads. Strata levies, council rates, water, land tax, building insurance, maintenance contractors, listing portals, signage and the ATO can all be paid by Visa, Mastercard or American Express, with the payee receiving a bank transfer or BPAY payment.

Commercial real estate has two spend profiles, and B2Bpay suits both:

  • Agencies: listing portal and advertising invoices, photography, signage and printing, CRM and property management software, office rent, insurance and ATO payments.
  • Landlords and property investors: strata and body corporate levies, council and water rates, land tax, building and landlord insurance, cleaning, security, fire compliance, lifts and HVAC contractors, and property management fees.

Most of these payees issue a BPAY reference or bank details rather than taking cards. B2Bpay pays them either way. See pay rent, strata and property costs by card and pay council rates, insurance and utilities by card.

How does paying outgoings by card help cash flow?

Property costs arrive in large quarterly and annual lumps: strata levies, rates and insurance premiums. Paying them through B2Bpay puts the amount on your card, where it sits for up to 55 days interest-free depending on your card and statement cycle, while the levy or premium is paid on time by bank transfer.

For an investor this means outgoings are covered before the quarter's rent is fully collected, without touching an offset account or drawing on a facility. For an agency, marketing campaigns for a listing can be funded ahead of the commission. The cash flow guide covers timing. Agencies can also collect rent and fees by card from tenants through the biller product.

How many points does a property portfolio earn?

Your card earns its normal reward points on every B2Bpay payment, and B2Bpay adds B2B Points: 1 per $1 on Earn Max, 1 per $2 on Earn Plus. 1 B2B Point equals 1 Qantas Point or 1 Velocity Point; 2 B2B Points equal 1 Avios.

A landlord paying $80,000 a quarter in strata, rates, land tax and insurance across a small portfolio on Earn Max earns 80,000 B2B Points a quarter before card points. Those are bills that have never earned anything before. Run your own outgoings through the points calculator, and see Qantas Business Rewards for business bills for how to link your account.

Who uses it, and what does it cost?

In an agency, the office or trust accounts manager pays the agency's own bills (B2Bpay is for operating funds, not trust money). For investors, the owner or their accountant. Multiple user logins are supported and bills sync from Xero, MYOB or QuickBooks with automatic reconciliation.

Fees ex GST, as published at b2bpay.com.au. Earn Max earns 1 B2B Point per $1, Earn Plus 1 per $2, Essential none. The fee is a platform fee for the service, shown on your tax statement.

A $20,000 strata levy paid by Mastercard on Earn Max carries a $500 fee and earns 20,000 B2B Points plus card points, while the $20,000 stays in your account until your statement is due. See what is included in your B2Bpay fees.

Frequently asked questions

Can I pay strata levies and council rates that only offer BPAY?

Yes. B2Bpay makes BPAY payments on your behalf using the biller code and reference on the notice, and you pay by Visa, Mastercard or American Express. See how to pay BPAY with a credit card and earn points.

Can I pay land tax and the ATO by card?

Land tax notices with BPAY or bank details can be paid through B2Bpay. ATO payments (BAS, PAYG, income tax) are paid by bank transfer using your payment reference number, so you keep earning points even after the ATO stops taking cards directly after 30 June 2027.

Does it have to be a business?

B2Bpay is for Australian businesses paying business bills, including property investors operating through a company, trust or as a registered business. The team confirms eligibility for your structure when you register.

Can tenants pay me by card?

Yes. The biller product adds a card payment option to your rent invoices or statements, with funds settled to your bank account and reconciled in Xero, MYOB or QuickBooks. See accept card payments.

Can I pay my own office rent through B2Bpay?

Yes. Rent is one of the most common payments on the platform. The landlord or managing agent receives a bank transfer with your reference. See pay rent with a credit card.
